The lure of buying a property in the sunny climates tempts many but is not a decision that should be entered into lightly:

1.  RESEARCH

Do your research before you visit a country of interest to look at property. Attend exhibitions  and get advice from the experts, who will be more than happy to help. Read as much information about the buying process and the area as you can get hold of. Use the internet to find out as much information as possible.

2.  CHOOSE A REPUTABLE AGENT

Find an established reputable agent, like Buy the villa, who have been recommended by those who know the market. Talk to anyone you know who has bought abroad  and check who they have been happy with.

3.  REALLY THINK WHAT YOU WANT

Make a list of what you would like from your property, think about which elements of your holidays you normally enjoy. Be clear on what your requirements are and agree them with your family. Consider

• How many weeks a year will you be using your property?
• Do you want  a property you can rent to others?
• Do you want a house with your own private garden area?
• What facilities do you want to have nearby?
• Do you like to walk to the beach or would you rather be in the countryside with fabulous views?
• Are you prepared to drive to the shops or do they have to be walking distance?
• How long a journey do you want from the airport?
• Do you like to have a quiet drink on your balcony in the evenings or do you like to party?

4.  DON'T BE AFRAID TO ASK QUESTIONS

Some people can be embarrassed when asking questions, but don't be. Any respected sales person will be happy to answer as many questions as you have for them. For most people, buying property abroad is a big step and a big investment. You need to be sure that all your queries are laid to rest before making such a big decision.

5.  TRUST YOUR INSTINCTS

You will know when someone is trying to rush you into a decision that you are not comfortable with. Similarly, you will know when you have found the property that is right for you. Trust your instincts and don't let anyone rush you into a decision. Some clients find their dream property immediately while it takes others a little while to find their perfect home. A good agent will have done their research on what your requirements are before meeting you and should be able to find the property that is right for you within three days.

6.  GO ON A PROPERTY FINDING TRIP

We are always surprised by how many people spend such a large amount of money with out actually going out to see what it is they are buying. You wouldn’t do it in the UK would you? All reputable developers will happily escort you around their properties and proudly show you the local area. Taking this step before committing to a purchase takes away a high percentage of the stress!

7.  DON'T RUSH INTO ANYTHING

Don't be pressured into rushing into the wrong decision, but equally, when you feel the property is right, don't hesitate either. You don't want to lose out to someone who is willing to make the decision.

8.  TAKE GOOD INDEPENDENT FINANCIAL AND LEGAL ADVICE

One of the mistakes many people make is that they don't get good independent financial and legal advice . This can result in all sorts of problems later down the line. Make sure you get the best advice as soon as possible. Any reputable agent will have independent partners in these fields that they can recommend to you.

9.  MAKE SURE YOUR DEVELOPER OFFERS AFTER SALES SERVICE

Setting up a holiday home abroad can be stressful, especially if you don't speak the language. A reputable developer will have an aftercare service to ensure that all your needs are taken care of with regards to rentals, maintenance etc.

10.  ENJOY THE PROCESS

Buying a house abroad can be very exciting, but equally just as daunting. Don’t get carried away and remember you are responsible for your own decisions, just choose the right people to help you
